We scope each phase in writing so expectations on deliverables, meetings and drawing revisions stay aligned.
All descriptions below are typical service buckets. Actual scope, schedule and fee are agreed per appointment letter and may be adjusted with your written approval as the project develops.
1Architectural design and concept development
Programme analysis, zoning studies, sketch options, design development, material palettes and coordinated façade language. We iterate with you until the scheme balances aspiration, budget and buildability.
2Authority documentation and submission coordination
Preparation or coordination of drawings and schedules for planning, building and other statutory processes as agreed for your project. Liaison cadence depends on consultant roles and local authority requirements.
3Interior architecture and fit-out
Spatial planning, joinery intents, lighting concepts and coordination of finishes for lobbies, offices, retail, hospitality or residential interiors—linked to the shell where they meet MEP and structure.

Still images, walkthrough study models and design-review visuals to align stakeholders before tender and to resolve complex junctions early.
5Renovation, extension and adaptive reuse
Survey-led refurbishment, heritage-sensitive interventions where applicable, phased occupation strategies and coordination of temporary works with contractor method statements.
6Project delivery support
Tender documentation structuring, design team responses to contractor RFIs, review of shop drawings against design intent, site visits and snag lists—not construction contracting management unless separately appointed.
7Strategic and pre-purchase advice
High-level due diligence on massing risks, gross floor area assumptions and coordination roadmaps before you commit to a land parcel or lease—always subject to verification by your lawyers, surveyors and engineers.
Service scope and statutory responsibilities are defined in your project agreement. Nothing here creates a duty of care beyond what is expressly contracted.
